李嘉诚生平札记

李嘉诚四十年代到香港投靠舅舅,起初在塑料厂打工,1950年开办长江塑胶厂起家,生产玩具和塑料花远销欧美。1958年开始开发工业大厦
70年代,香港工业萧条,李嘉诚快速转向地产开发,1971年把长江工业公司改名为长江地产公司,1972年又改名为长江实业。
李嘉诚的地产销售诀窍:价位低时以出租为主,稳定现金流;价格高时以出售为主,快速回笼资金。

今天的海港城和连卡佛均为九龙仓旗下商场,而历史上九龙仓和置地集团都属于怡和集团。70年代末李嘉诚不断增持九龙仓股票至20%,九龙仓意识到被收购风险,找汇丰银行斡旋。汇丰的董事局主席沈弼(Michael Sandberg)是苏格兰人,行伍出身,1977-1986年担任汇丰主席,与李嘉诚关系很好。李嘉诚答应了沈弼,把股份卖给了包玉刚,赚到了100%的收益;而包玉刚当时正需要收缩海上运输业务而扩大港口业务,如获至宝,很快入主九龙仓董事局。

因受到1973年香港股灾和世界石油危机打击,和黄陷入财务危机,得到汇丰注资1.5亿港元,汇丰则获得其近三分之一股权成为第一大股东。

1985年,李嘉诚在黄埔船坞关闭后空出的红磡地块开发了黄埔花园,迄今其二手房售价仍高达每平方英尺8万港币。
买下和黄后,长江实业专攻地产,而和黄主攻全球多元化经营。
作为回报,李嘉诚把旗下所有银行业务都交给汇丰,1986年沈弼退休回国,李嘉诚送他一座汇丰大厦的纯金复制品,高1米。

港英当局既没有从英国带来资金,也不希望通过收税来获得收入,这么一来,香港的基建投入主要依靠港府出卖土地而获得的财政收入,从而造就了地产商机。
